Process
Initial Conversation
In order to better understand your goals for your new home or renovations and how we can help you reach them; we will ask you several questions and details via our questionnaire and phone call.
Preliminary Planning
We will arrange a time that suits you to come and meet you and carry out a site inspection. We will take all the measurements and photos required to use to provide your project pricing.
We will have the opportunity to get to know each other and discuss all your ideas and options to come up with a plan of approach.
Pricing
From all the information we have gather we will now sit down and start to put together costings for your project. We have a few different options regarding our pricing.
Contract
Option 1. “Cost Plus” contract.
This means we will work out a detailed estimate for the price of the works.
During the project we would work on an hourly basis and add on a builder’s margin to all invoices.
You will receive a copy of all the trades rates before starting.
This is a very transparent approach with you being able to see all individual costings as the project progresses.Option 2: “Fixed Price” Contract.
This means we will work out a detailed fixed price quote for the whole project.
During the project at agreed times, you will be issued invoices for a % of the project, totalling the original agreed lump sum figure.
This option works well on new homes for example where we can foresee all costings before starting a project.
Option 3: Combination.
This means part of the projected with be a fixed price and part will be cost plus.
An example of this would be:
All the costs of the materials for the project being priced as a fixed price and then the labour to carry out the works charged at an hourly rate plus builders margin.
This works really well for larger renovations where we can lock in a fixed price for a large portion of the project giving our clients comfort in knowing final figures before starting.
The Cost-plus side then allows for items such as unforeseen works or areas of the project that cannot be assumed when pricing. i.e sub floor issues, required engineering once areas are opened up.
Contract & Deposit
Once the pricing has been excepted, we will issue a Master Builders Association Contract for the project.
Once you have had time to read through and understand the contract we will once again meet and go through the contract together and sign both copies.
We will then issue you with the Home Owner warranty certificate for any works over $20,000.
Once we have issued this, we will then send through the deposit invoice.
Construction
Before the construction starts, we will provide a schedule for the project.
As soon as construction starts, our representative and the site supervisor will meet with you on a regular basis to provide updates.
Through our online project management system, you will have full access to your very own client portal, where you will be able to follow the construction of your home around the clock.
You will frequently be invited to your home's critical stage inspections throughout the construction process.
Handover
Prior to handover, you will receive a thorough walkthrough.
You have the chance to voice any worries you may have now.
You will meet personally with our representative and the supervisor on the day of handover so they can give you the keys and show you around your lovely new house from top to bottom.
